What You Need to Know

To give you the most accurate inground pool pricing, we ask that anyone who is involved in the decision-making process or funding is there for the in-person estimate. This is important because Theo will be able to address any questions or concerns you have face to face. It will also enable you to brainstorm solutions to potential problems without having to spend a dime. This could potentially save us weeks of struggling and miscommunication. Plus, we bring liner samples and physical material for you to look over together. We discuss the overall design as well as more specific details such as coping, concrete, measurements, pool bottom style, liner choices, steps, etc. Whether it's your parents, your best friend, or your spouse helping you, we ask that they are there for your appointment as well. Don't forget to call Okie811 to mark your lines before your estimate!


We also require that you have your financing in order before the estimate. We want to know that you're taking this process as seriously as we are, and you've already planned how to pay for it. We love to stay in budget so if you're working with specific numbers, we want to hear them. If you are shopping around for financing right now, we recommend checking out our financing page! We partner with a few different lenders but highly recommend applying with HFS or Viking Capital even if you have looked at financing through another bank or lending company. HFS Financial & Viking Capital do not do a hard credit pull and can get you approved within minutes. Definitely check them out if you're keeping your options open!

What are the unexpected expenses?

 1. Change Orders: Any change orders that result in lost production days and/or remobilization of tools and equipment will be a minimum charge of $500 per day plus the cost of material. 

2. Haul Off: Single axel dump truck is $135/load with a minimum of 4 loads. 

3. Rock Excavation: $1,200 per day, up to 8 hours per day; haul off not included. 

4. Stump Removal: Up to 9" in diameter $125, 9-18" in diameter $275, larger than 18" in diameter is by bid only. 

5. Removal of existing deck or patio: Breaking up concrete 4" or less in thickness is $6.50/sqft; haul off not included. Wood deck removal by bid only.

6. Ground Water Pumping Station: Material & labor $3,900. 

7. Limited Access: To pool- by bid only, around pool- by bid only, distance from pool (to move to or from inground pool site over 40')- by bid.

 1. A 30-day installation warranty. 

2. Plumbing.

3. Excavation & mileage. 

4. Installation of the wall panels. 

5. Footers & pouring concrete. 

6. Gravel backfill & fill dirt. 

7. Install grout/concrete bottom. 

8. Hang liner. 

9. Removal of all trash, forms, & excess materials. 

10. Rough grade around inground pool after concrete pour.

What does the payment schedule look like?

 We primarily use a draw system to collect payment for inground pools. 


The first draw is 30%. This pays for your pool and all the materials we need. This is your down payment and secures your spot on our schedule.


Another 30% is due for the second draw. 


Then 30% for the third draw. 


Finally, we leave 10% for the end. Payable after we've walked your project together and everything is complete.

    The most obvious difference is cost. Gunite swimming pools start at $95,000+ for the same pool that starts at $55,000 with us. Your cost is cut in half from the beginning. Then we get into repair costs. Plastering a gunite pool can cost $10,000-15,000 just for a crack or an imperfection. Whereas with a vinyl liner pool, your worst case scenario cost would be $5,000. That's repairing a crack in the concrete and replacing the liner. On top of the cost, gunite pools take a lot longer to install initially as well. Vinyl liner pools last a lifetime and can serve generations of your family just as well as gunite, without the heavy price tag. 


    A common misconception is that vinyl liners rip easily. This is not necessarily true. All of our liners are top of the line and super thick. They're made to withstand up to 10-15 years of wear and tear minimum. These liners come with 20+ year warranties. That's how confident our manufacturers are with their products! Have pets that like to get in the pool but concerned about their nails? With new technology and experienced manufacturers, we can even buy pet friendly liners! This means they are even thicker and harder to damage. We still encourage your furry friends to use the steps, but they're going to have a hard time puncturing that liner. 


    We can do anything and everything you want! You can have concrete stairs if you don't like the white polymer steps that come standard. Concrete coping, custom tanning ledges, and swim up bars are all possible! We can even add chairs and tables to your shallow end! These pools are fully customizable down to lighting, liners, and water features. You'll have complete control of your design and the ability to make changes along the way. Don't think that a vinyl liner swimming pool will hold you back from having your dream backyard. Give us your ideas and let's design something stunning together!
